Plymouth Veterinary Clinic expands services with remodeling assisted by SBA 504 loan from Centier Bank and Indiana Statewide CDC
It's a new look and more services for one of downtown Plymouth's older businesses, the Plymouth Veterinary Clinic. Jama Souder DVM, who has owned the 60-year-old Clinic since 2018, announces that a remodeling project is complete.

Dr. Souder says the remodeled Plymouth Veterinary Clinic includes more exam rooms, more efficient lab and pharmacy, a "much quieter" kennel area, and a "comfort room" for patients and clients in a non-clinical setting.

Overall, says Dr. Souder, "This remodel is allowing us to grow our practice without having to change the external footprint of the business." Plymouth Veterinary Clinic's five veterinarians and 37 employees provide care for pets in and around Marshal County.

Dr. Souder obtained a SBA 504 loan from Centier Bank and Indiana Statewide Certified Development Corporation to fund the remodeling project and to buy the building from the retired veterinarians who formerly operated the Plymouth Veterinary Clinic.

Indiana Statewide CDC works with local Indiana lenders to issue SBA 504 loans from the U.S. Small Business Administration. The loans help small business owners buy real estate, buildings and equipment. SBA 504 loans offer small business owners long-term, fixed-rate financing similar to commercial loan terms available for large companies. SBA 504 loans generally allow borrowers to pay a below-market down payment and repay the loan with a low long term fixed interest rate.

Dr. Souder says, "Because the project has taken so much longer than expected, the 504 loan certainly helps me in regard to interest rates. I wouldn't have been able to complete my vision for our remodeling with just a regular business loan."

Centier Bank's Bryan Olund says, "Centier recommended the 504 loan because the ten- percent equity requirement meant the purchase and renovation could happen at the same time. Otherwise, Dr. Souder may have had to wait several years for the renovation. The long-term low fixed rate on the 504 portion is an added bonus.

Executive Director Jean Wojtowicz says, "SBA 504 loans help small businesses grow because borrowing companies can put as little as 10 percent down and receive a low, fixed interest rate for as long as 25 years. The SBA guarantees bonds sold privately to finance a portion of the loan. With the guarantee, we can offer more favorable loan rates than generally available to small businesses."
